I Preliminary Remarks
Living together in a dormitory requires that all residents be considerate of one another. In order to ensure a peaceful and undisturbed living environment, the following house rules are legally binding as part of the rental agreement and must be followed.
Violations of the house rules could eventually lead to the termination of the rental agreement.
II House Authority
The property owners, who do not live on the premises, along with the property’s caretaker both have direct authority regarding all things that happen on the property. The caretaker’s quarters are located above the kitchen and TV room and can be accessed Monday-Friday from 16:00 – 20:00 should issues arise that need to be reported or for buying washing machine tokens etc.
Real emergencies should be reported immediately to the caretaker and the property owner regardless of the time of day or night.
III Quiet Hours
Quiet hours for the entire property both inside the building and outside the building are between the hours of 23:00-07:00. Personal electronic devices should only be used at a reasonable volume. Parties and other social gatherings, both inside the building and outside on the property, need to be discussed and arranged with the property caretaker as well as other students whose rooms are next to or adjacent to the party/social gathering.
These arrangements should be made prior to the event and during the workweek.
IV Terms of Use (Individual Rooms)
The standard furnishings provided by the landlord must be properly maintained. Unless prior arrangements have been made with the landlord, individual furnishings must not be removed from the room or traded between rooms. Permanent changes or constructions of any kind including the installation or changing of any locks are not allowed. The addition of any lights or additional devices that require the use of nails, screws, etc. are strictly forbidden due to the damage caused to the walls. The landlord will charge the tenant for any damages to the walls, doors, or other surfaces that are a result of installing any lights or hanging any posters or pictures using nails, tacks, tape, glue etc.
Specialty or home improvement stores may be able to make suggestions regarding methods to hang objects on the walls that will not cause damage or leave marks when removed. Area rugs or lose carpets may be placed in the rooms however must be removed upon move out.
Auf den Sanitärkabinen dürfen nur leichtgewichtige Sachen abgelegt werden. Für die Lagerung von schweren, sperrigen Gegenständen stehen den Mietern die jeweiligen Kellerabteile zur Verfügung.
The shower compartment must be closed after use in order for the dehumidifier, which runs through a central ventilation system, to function properly.
The possession of animals (dogs, cats, small animals in cages) in rooms is not permitted. Exceptions such as aquariums must be discussed with the landlord.
Urgent defects should be reported to the property owners and caretaker. Warm food and drinks are only allowed to be prepared in the community kitchen.
V Terms of Use (Common Areas)
The furnishings and appliances located in the kitchen, TV room, and laundry room must be properly handled and cared for. The windows in the kitchen and TV room must be closed at night. The last person to use the rooms in the evening is asked to close the windows. Umbrellas that are wet and left open to dry should only be left on tiled floors with open ventilation. Umbrellas left to dry should not be left in the hall but may for example be left in the laundry room when there is room.
1. Kitchen:
It is forbidden to place anything on top of the kitchen cabinets…no bottles, towels, items of any sort…NOTHING! The permanent placement of any posters/ decoration/stickers etc. on the kitchen cabinets is not allowed. Wet kitchen towels or rags are not allowed to come into contact with the cabinets and are therefore not allowed to be hung between the cabinet and door. Anything that is wet must be kept away from the kitchen cabinet. This includes both inside and outside the cabinets.
Wet towels and wraps may be hung on/over the heater to dry. Only after they are dry may towels then be folded and hung over the cabinet handles.
Hot pots and pans must not to be placed on the kitchen table without using a hot pad in order to protect the glass surface.
The bottom surface of the cabinets must be protected using dry towels, plastic, or paper.
The landlord does not provide silver wear or kitchen utensils. In the case there are pots and pans under the sink they may be used by anyone. This also includes the water heater and toaster. Everything else that kitchen users may need must be provided by them and must also be stored appropriately in the cabinets. For example, silverware should be clean and dry when stored and nothing, which should be kept cool, should be stored in the cabinets. Kitchen users should pay particular attention to how dried goods are stored. Open packages of flour, rice, nuts, etc. are often breeding grounds for maggots, flour worms, etc. therefore extra care must be taken to ensure items are stored properly.
Trash that should be separated should be thrown away in the properly labeled kitchen trash bin. Trash that contains spoiled food or bugs for example should immediately be thrown away in the general trashcan outside.
When using the oven, parchment paper should always be used. The oven should be cleaned after each use in a manner, which does not leave fat or grease for the next user. Bottles and glass trash should be immediately thrown away in the appropriate bins outside. Glass containers of any variety should not be left on the kitchen table or windowsill or anywhere else in the kitchen. It is not the responsibility of the caretaker to clean up or remove glass containers from the kitchen nor is it their responsibility to clean pots and pans etc.
Due to the risk of clogging the drain, food scraps, oil or other hot fats/oils must not be disposed of in the kitchen sink. Should the drain become clogged and the responsible party either does not come forward or cannot be identified, the costs to repair the drain will be split between all users and taken from the annual additional expenses.
After using the kitchen users should ensure that all utensils are cleaned and put away. The sink and kitchen table should be wiped down so that they are ready for the next users.
2. TV Room:
The TV room, which can also be used as a community room for social gatherings and parties in accordance with the posted quiet hours, should be cleaned after every use. That means leaving the room in a manner, which allows the next user to not have to clean up from previous users.
3. Laundry Room:
The washing machine and dryer require tokens to use, which can be purchased from the caretaker. In order to use the machines, users should either read the user’s manual or ask other residents how to operate the machines. Users who do not follow these instructions will be responsible for the repair of the machines or be held responsible should the machines overflow.
Dirty laundry should immediately be washed, dried, and removed from the laundry room in order to allow other users to use the room. Collecting dirty laundry in the room to wash at a later time or date is not allowed.
VI Cleaning Individual Rooms
The cleaning and orderliness of individual rooms is the responsibility of the tenant. A vacuum is located on each floor for individual use. At the time of move in the new tenant will receive a perfectly clean room. The following specific cleaning tasks are the responsibility of the tenant moving out:
Windows, to include the windowsills, are to be cleaned inside and out; the entire floor must be cleaned using soap and water and furniture must be moved to the middle of the room while cleaning to ensure the entire floor is cleaned; dust from the top of the shower compartment must be cleaned; PVC walls of the sanitation cabinet must be cleaned inside and out using nonabrasive, non-acidic cleaning supplies; the grout in the shower must be cleaned so that it remains colorless; calcium deposit must also be removed from the shower and other surfaces; the floor both in the shower and in the sanitation cabinet must be cleaned using soap and water; the toilet bowl must be cleaned inside and outside ensuring that the entire inside surface of the toilet is cleaned; dust must be removed from the ventilation cover in the sanitation cabinet.
The entire cleaning of the room should take approximately 4-5 hours. In case a tenant cannot or simply does not want to clean the room, a cleaning service at the tenants own expense can be arranged through the owner.
Paper and other trash from the room (and mailbox) is the responsibility of the tenant to throw away outside…and not in the kitchen trash or any other room.
VII Cleaning of the Common Areas
The caretaker must agree to the locations and regularity of the cleaning contract. Details can be found on the pin up board located in the first floor foyer. The monthly schedule of the cleaning services is posted by the door in the kitchen.
The cleaning of communal areas and rooms should be transparent to the tenants. The costs of these cleaning services are covered under each tenant’s annual additional costs.
In order for the cleaning service to be able to carry out their duties it is necessary for all tenants to adhere to the following principles:
Every tenant is responsible for removing individual items from communal areas and rooms.
VIII Miscellaneous
1. Smoking inside is prohibited in the dormitory therefore ashtrays are provided in the outdoor grill area and at the parking garage entrance. These are the only areas where cigarette butts should be disposed of. Smokers observed putting out their cigarettes on the outside walls or disposing of their cigarette butts in any other areas will be fined. The contents of the ashtrays will be disposed of by the cleaning service as per the monthly schedule. A gesture of goodwill from tenants who smoke would however be to occasionally help by emptying and cleaning the ashtrays.
2. The outdoor grill area is located behind the house in front of the windows of rooms 8 and 9. Grill equipment is the responsibility of the tenant. The landlord will only provide an area to grill and weatherproof tables and chairs. Grilling must be arranged with the tenants of rooms 8 and 9 to ensure that their wishes for quiet are respected. It goes without saying that the grill area should be left in the same manner or better than it was found.
3. Motorized Vehicles are not allowed to be parked in spaces 43-47. Only during move in and move out may these spaces be used.
4. Leaving/parking bicycles in communal areas is not allowed. Bicycles may only be parked in the bicycle marking area in front of the house.
5. No tenant is responsible for paying TV or radio taxes to the Gebühreneinzugszentrale (GEZ). In case the GEZ attempts to collect fees, let them know the fees are covered under the contract number: 250 777 004 by Burkart&Faulstich GbR.
6. Every tenant is obligated to register with the registration office (Bürgeramt) after move in. At move in the tenant will receive the certificate: ‘Wohnungs-geberbestätigung’ for the registration office
